The County received a new MCC allocation. The allocation should last 2 months.
The County will accept applications beginning on
Monday, September 28, 2009.
The County is not familiar if the MCC can be used in conjunction with the IRS $8,000 first-time homebuyer credit. Please consult a tax accountant and you can read IRS Tax form 5405 for more information.
MCC PROGRAM: The Mortgage Credit Certificate Program for First-time Homebuyer's is available for first-time homebuyers purchasing their first home anywhere in Santa Clara County. The Mortgage Credit Certificate Program gives first-time homebuyers a federal income tax credit of up to 15% of the interest paid on their first mortgage loan each year the homebuyer keeps the same mortgage loan and lives in the same home as their primary residence.
The Maximum Income Limits are:
1 or 2 person household = $97,800,
3 or more person household = $112,470,
The Maximum Purchase Price Limits are:
Resale Properties/Existing Units = $570,000 and for,
New Construction Units= $630,000
Note: MCC Programs CANNOT be combined with CalHFA first mortgage loans, but may be combined with other CalHFA second and third mortgage programs; ask your loan agent for details).
FUNDS ARE NOT NEEDED FOR THE RMCC PROGRAM
REISSUED MCC PROGRAM: (for current MCC holders who are refinancing) A current valid MCC holder may refinance as many times over the years and obtain a Reissued MCC if they still live in the property purchased with the original MCC, use a Participating Lender in the RMCC Program, and have not removed anyone from the original Note and Deed of Trust.
